Works Simply with a Few Steps:

1. Instruct us to Market your Property for £95, payable upon completing our tenant find service that secures you a suitable tenant.

2. Your Property will be advertised across all Major Portals, including Social Media Channels, ensuring maximum visibility.

3. Full Referencing Checks will be conducted, including the Right to Rent assessment.

4. An Assured Shorthold Tenancy Agreement will be issued, and Rent Protection Advice will be available for your peace of mind.

5. We ensure that all Legislations are met as part of a landlord's responsibilities. If you haven't arranged these, we will be happy to help you source them at an extra cost, ensuring you remain fully compliant.

EPC - £75 - 10 yearly

Electrical Test - £150 - 5 yearly

Gas Safety - £95 - yearly

Rent Protection - £320 yearly

6. We will obtain the first month's Rent and Deposit, and can Register the Deposit if required. The first month's rent will be paid by BACS to you, with a deduction of £95 for finding the tenant and £35 for our monthly management support.

7. Register the Deposit at www.depositprotectionservice.co.uk.

8. Provide a letter directly to your Tenants, advising them of your Account Details for future Rental Payments.

9. We will inform the Tenants that Right Choice Lettings will be their first point of contact for any maintenance issues or queries, allowing you to enjoy a hassle-free experience for the first 3 months while your Tenants settle into their New Home.

10. A direct debit, under point 15 of our Terms and Conditions, will need to be set up for the Monthly Management Fee of £35pcm, with a FIXED Term of 3 months.

11. Lastly, but most importantly, all of the above not only saves you time in finding ideal Tenants and ensuring compliance with landlord regulations, but also helps you save £££'s, providing you with peace of mind and hassle-free management!
