All our tenancy agreements are Assured Periodic Agreements
FEES:
Once you have chosen your new home, the following tenant fees are required:
Reservation fee: Equivalent to 1 week's rent, i.e., £850PCM = £195.61, which is payable before references can be completed and must be finalized within 15 working days. If we are unable to complete a reference due to a lack of information provided by you or your employers within this timescale, the reservation fee is NOT refundable, and the application will be declined.
Any adverse credit history should be disclosed before making an application, as you will not receive a refund of the reservation fee should your application be refused due to undisclosed credit issues.
If you are self-employed, the referencing company will require at least 1 year's accounts or a copy of your tax return.
Once references have been completed, we will require 1 full month's rent in advance and 1 month's deposit equivalent to the monthly rental amount. The reservation fee will be deducted from this payment.
GENERAL INFORMATION:
The advertised price of a property does not include utility bills, council tax, or any other bills unless specifically stated in the advertising particulars.
Permission for pets must be requested at the time of application; no pets should be introduced to a property during a tenancy without prior agreement from the landlord, or you will be in breach of your agreement.
You will be provided with an inventory detailing the condition of the property, including dated photographs, which will be used to check the property's condition when you vacate. You will receive these at the beginning of your tenancy.
Decorating is not permitted unless written agreement has been obtained.
The deposit will be held in the DPS (www.depositprotection.com).
EPC - This can be found on the following website link using your postcode to access www.epcregister.com.
GAS SAFETY CHECK & EICR - These will be located at the property and also emailed to you at the time of completion.
HOW TO RENT GUIDE & LEGIONELLA GUIDE - Details and instructions will be emailed to you at the beginning of the tenancy.
Early Termination: If for any reason you wish to vacate before the expiry of the fixed term, which the landlord must agree to, you will have to pay the rent and all other outgoings, including council tax, gas, and electric, until a new tenant occupies the property. An administration charge of £150 will be deducted from your deposit to cover the costs of early termination.
Insurance: We recommend that you obtain home contents insurance. The cover should protect you against loss or damage to the landlord’s contents, fixtures, and fittings for which you are responsible as a condition of your tenancy – thereby helping you protect the deposit you have placed.
Termination of tenancy: If you decide to vacate the property , you will be required to give us a minimum of two month's written notice prior to this on your rent due date.
